Happy September From Amy Balewicz Homes! 

As we enter the fall season, the housing market is experiencing some changes. If you’re thinking of buying or selling a home, that may leave you wondering:

Should I buy a home this year? Is it still a good time to sell a home?

As the homes that were listed and put under agreement in the summer months start to close in September and October, we expect the rate of price appreciation to start slowing down as well as the days on market to start to increase slightly.

That being said, despite an apparent slow down in the market, we are still anticipating an extremely active Fall market as the level of buyer demand still exceeds the level of inventory and that’s maintaining an upward pressure on home prices. Experts are not calling for prices to decline, rather they’re forecasting that they’ll continue to climb, just at a more moderate pace.

While interest rates have increased substantially from the start of the year, rates are still competitive from a historical perspective and there is still great opportunity for buyers and sellers to take advantage of the current market.

For current homeowners looking to sell, know your home’s value isn’t projected to fall, but waiting to make your purchase does mean your next home could cost more as home prices continue to appreciate & interest rates rise…

Year over year in Massachusetts, inventory is down 12% and the average sale price is up 10.5% to $734,381.

In Bolton, inventory is down 10% with 58 homes sold year to date compared to 64 last year and we’ve seen a 17% increase in the average sale price up to $921,109 from $787,693 in this same time period in 2021.

In Stow, inventory is down 42% with 52 homes sold year to date compared to 74 last year and we've seen an 21% increase in the average sale price up to $881,539 compared to $728,852 in 2021.

In Lancaster, inventory has been fairly flat with 57 homes sold year to date compared to 59 last year and an 11% decrease in the average sale price of $492,681 compared to $547,339 in 2021.
