Happy October From Amy Balewicz Homes! 

The housing market is experiencing some changes, and if you’re thinking of buying or selling a home, that may leave you wondering:

Should I buy a home this year? Is it still a good time to sell a home?

As the homes that were listed and put under agreement in September start to close in October and November, we expect the rate of price appreciation to start slowing down as well as the days on market to increase slightly.

That being said, despite an apparent slow down in the market, we are still anticipating a strong finish to the year as the level of buyer demand still exceeds the level of inventory in nearly all areas we serve and that’s maintaining an upward pressure on home prices.

While interest rates have increased substantially from the start of the year, rates are still competitive from a historical perspective and there is still great opportunity for buyers and sellers to take advantage of the current market.

For current homeowners looking to sell, we’ve been having conversations encouraging sellers to list their homes now while buyer demand is still strong instead of waiting to see what next year's market will look like and the uncertainty that comes with it.

Year over year in Massachusetts, inventory is down 11.1% and the average sale price is up 9% to $734,680.

In Bolton, inventory is down slightly with 63 homes sold year to date compared to 69 last year and we’ve seen a 10.5% increase in the average sale price up to $882,069 from $789,000 in this same time period in 2021.

In Stow, inventory is down 31% with 55 homes sold year to date compared to 80 last year and we've seen a 16.7% increase in the average sale price up to $876,637 compared to $729,719 in 2021.

In Lancaster inventory is down slightly with 61 homes sold year to date compared to 66 last year and a 10% decrease in the average sale price of $489,584 compared to $539,134 in 2021.
